Used Pop-Up Campers in Excellent Condition Sold at Fair Market Value

For the regular campers on short budgets, there is no better way to visit the wilds than in pop-up campers. These brand new pop-up campers and used campers for sale are sold in reasonable prices. You can find a variety of used pop-up campers in excellent conditions sold by their owners following the fair calculations set by NADA, but some are sold even lower than the standard depreciation guidelines for personal reasons. In these difficult times, people are selling off their properties more than they are buying and for those who love the outdoors but wary of spending too much, used pop-up campers can give you more for less.

Protecting the consumer’s investments is a rare practice in the business industry, most of the time the entrepreneurs are more concerned of their return of investments (ROI) than how much should the buyer spend based on the fair market value. There are too many factors that needed to be included before the product is made available to the public. Middlemen, advertisement costs, permits and licenses, transportation costs, maintenance costs among others are just some of the reasons why many used campers are sold at insane prices.

This is where pop-up campers that are sold directly by their owners have extreme advantages. They don’t need to be;
Brought to the yard to be displayed, thereby no maintenance costs are needed to be added to the price. No middlemen, transactions transpire between buyers and sellers exclusively. Advertisements are paid for by the owners until the products are sold. Prices are often advertised and based on fair market value. Permits and licenses are minimal and shouldered by the site so there will be zero effects on the prices. Tax payables for land area and property used to display the campers for sale is non-existent. The site expects no commissions from sales, so forget about blown-up prices. You might want to ask, how can I make sure the product is well-maintained? There are several ways to make sure that you get your money’s worth on the pop-up campers for sale available on display. Here are some of the things you need to arm yourselves to ensure that quality is not sacrificed.
Ask the seller to enumerate all the accommodations, tools and other inclusions of their campers for sale. Bring the list to the meeting place. Check the conditions of those on the list. Check the under carriage for signs of rusts and imperfections. Ask the seller’s permission to tow the used pop-up camper using your truck. Feel the camper on the road. Fold and unfold the camper. Take pictures and schedule the next meeting. Asked for second opinion. Don’t forget that it’s your money on the line so turn-down the deal nicely if you don’t feel comfortable. There are choices of pop-up campers and other types of campers for sale available on the site like truck campers, travel trailers, fifth-wheels and sport trailers offered on very affordable prices to choose from, so take a moment to shop around.

Mexico – Cost of Living

Are you considering moving to or having a second home in Mexico? Have you wondered how much it would actually cost to live in Mexico?

Our real estate company was recently invited to represent the Riviera Maya at an International Living event put on in Cancun. After four days of information about living in many different world destinations I was still thrilled that I chose to move to Mexico. They even rated it the number one retirement area.

There are many reasons that I feel the way I do about Mexico, from the cost of living, to the proximity and ease of getting back to home ground where the rest of my family is.

Let’s look at every day cost of living first. I am currently planning my summer vacation to Canada. This is where I began to really see the difference in the cost of living. We are a family of four and our two weeks with a car rental and hotel for only five nights of our stay, our budget estimate is 11,000 dollars. Last time we came in at about 10,000 dollars. Of course that’s not going to be a very good comparison to actual cost of living. Take a look at these comparisons.

In B.C. Canada I will be paying about $5.81 per gallon of gas here in Playa I pay about $3.15 per gallon. My property tax is .25% (yes point two five percent) of the city assessed value of my home sitting on two corner lots. I pay less that 200 dollars per year property tax! Our gardener comes like clockwork and makes my garden look like a small resort with hammocks hanging in the trees around the pool for only 25 dollars a visit. Our maid, who’s like part of the family, comes twice a week and helps keep our home perfect for only 20 dollars a visit.

The produce truck will deliver water melon, oranges, cantaloupe, and of course mangos directly to our gate as he passes through the neighborhood. 10 pesos or one dollar for a bag of fresh mangos. When you are ready to light up the BBQ just stop by and pick up some fresh, thick cut T bone steaks for less than 4 dollars each. If you prefer to eat out have some fish or pastor tacos and a beer for less than 10 dollars a person. Or if you choose to be on the beach, put your feet in the sand under the palm trees, looking at the Caribbean ocean, and have a whole fresh fish prepared for you for less than 10 dollars.

What if you want to go diving? How about a two tank dive in our world class destination with one of the top dive companies for just 70 dollars. When you are ready to go out dancing in the evening pay the whopping 5 dollar cover charge, which will include your first two Corona beers and dance the night away at the best hot spot in town the Blue Parrot. Remember the beach and the sun are both free. It’s a great life style.

What if you want to go visit your family. We were originally thinking of moving from Canada to Thailand. But when we really got down to the nuts and bolts of it, being that far from our family didn’t make sense. The majority of our friends and family won’t come visit us that far away. Plus every time you want to go back it would be a major under taking. Now form Mexico we can be in one of several USA destinations in less than a two hour flight, for a weekend away at a very reasonable cost. Plus many of our friends and family already travel to Mexico so to get them to drop in on their vacation will be easy.

I’m sure if you are planning to retire or buy a vacation home you will find you have, many of the same reasons we have to choose Mexico. Here in Playa del Carmen you can still buy some beautiful places for your family to enjoy at terrific value. Come for a visit and see for yourself.

What is the Market Value of My Timeshare?

Timeshares are notoriously difficult to price. There are too many of them on the resale market (and by too many, I mean millions). A quick Web search will yield you a list of thousands of timeshare for sale. Visit the Timeshare Users Group, and you’ll see hundreds of threads dedicated to selling, reselling and renting timeshares. Go on eBay or Redweek.com, and you’ll find more timeshares than ants in your backyard. In light of an overcrowded resale market, I’m going to share with you a few factors to consider, which will help you accurately gauge the price of your timeshare.

Weeks – Is your timeshare a Red week or Blue week? In other words, is your week a peak week or an off-peak week? Knowing this will allow you to get an immediate gauge of your timeshare’s worth. To be blunt, the only timeshares that are going to have any major staying power are going to be the Red weeks. If you have a Blue week, be prepared to sell your timeshare at a thousand, and considerably less.

Points – If you’re on the point system, then it’s a gamble. Even owners with 300,000 plus points aren’t able to sell their timeshare at a premium rate. Keep in mind, though, that points are a major sales pitch. The more you have, and the more rewards they give you at your particular resort, the higher your asking price may be.

Gauge the Market – This is going to sound like a no brainer, but you’re going to want to gauge the market value of your timeshare. This means you’re going to want to scour websites and see what similar timeshares are going for in your region. You’re not going to get the exact price, but treat this like you would a car dealer’s prices. See the prices, and go down 25% to be more competitive. If a similar timeshare is only going for $500, it’s going to be a long shot that you’ll make more than the asking price on these sites.

Most owners have trouble selling their timeshare at the market value because of the financial obligation that comes with it, especially in light of the fact that resorts rent out the same timeshares to the general public at a fraction of the cost. In light of the difficulties some owners have experienced trying to sell their timeshare, many of them have utilized a timeshare transfer service such as Timeshare Relief to help them get rid of their timeshare.

How to Market Your Florida Vacation Rentals Home

So, you’ve gone ahead and purchased your perfect vacation home. You found the right home, in the best location and at your budgeted price. Now you need to start attracting vacationers to view your property and book it, thus giving you some much needed income to fund your second home investment.

How do you present your home to the widest audience possible at the lowest price? Conventional printed media is one route to consider – local/national newspaper ad’s, specialist vacation magazines, flyers on the office notice board etc. Whilst these can be pretty effective in their own right, taking out an advert in a newspaper can be rather costly. And the wider the distribution of the newspaper, the higher the cost of advertising within their pages.

With over 90% of all vacationers now doing their initial research of where to go via the internet, the novice vacation home owner should consider advertising their home through one of the many vacation home directories which populate the web. The principle idea of these directories is that it allows private vacation homeowners to showcase their property with pictures and in some cases, a virtual tour, accompanied by lots of text detailing what the home has to offer. The potential vacationer can then browse these details at leisure and, if they like what they see, contact the homeowner direct and inquire about renting the home.

There are many of these websites out there and a vacation home owner should do their own research by viewing a few and comparing things such as layout, ease of navigation and price to list their home, before making a final decision. As a rule of thumb, quality websites which will bring the homeowner a good amount of inquiries charge anywhere from $75 to $300 per annum to list the home within their pages.
Once you’ve decided which directory you wish to join, here are some key pointers you should consider:

* Make sure you select a directory that specializes in properties in the state that your home is in. For example, if you purchased in Florida, you should advertise on a Florida specific vacation directory.

* Include on your listing as many excellent quality pictures of the interior of your home and outside area/view from lanai as you are allowed. A picture truly paints a thousand words.

* Consider investing in a virtual tour to showcase the home. These usually cost around $150 but you’ll have it for life. Including a link so potential vacationers can literally ‘walk around the home’ is a big bonus.

* Tell the truth when you write about the home; if you can’t see the ocean unless you lean off the lanai and strain your neck it is not an ocean view! Presenting it this way will only lead to disappointed clients. Disappointed clients means non-repeat business.

* When you write your text onto the directory, make it fresh text and not something you copied from another website or what you maybe published elsewhere on the Internet. Fresh text means new content on the web and is very much more attractive to search engines who are constantly seeking new information. Old text is old news and not very interesting to search tools such as Google and Yahoo. Some established websites you may want to check out and compare include greatrentals.com and and vrbo.com

For the new vacationer homeowner wishing to present their home to the biggest audience at a minimal cost, a good vacation home directory should be their first choice. Remember, if you attract only one rental for the year based on your advert, a week’s rent will pay for a whole year’s advertising on a website and is best value for money for the savvy second home owner.

Smart Ways to Assess the Value of Vacation Club Timeshares

One of the popular alternatives of timeshare ownership these days is through vacation clubs. It is a collection of timeshare resorts which are owned and managed by a single developer. Some have you buy points in the club that can be used at any of their resort properties. Another model also requires the owner to buy a timeshare at one of the resorts and has some special privileges to other resorts but has a home resort they own at and must trade or exchange timeshares to visit other resorts even in their own resort vacation club. Meanwhile, some vacation clubs these days are now offering both models for the purposes of adding flexibility to the changing needs of travelers.

However, in the process of buying this kind of property, make sure you’re getting the best possible value. Take the time to assess the value of your vacation club timeshare. This article presents some tips how to assess the value of such property.

First, understand that there will be an initial enrollment fee. Depending on the quality and popularity of it that you want to buy into, an initial enrollment fee will be higher or lower. Each package offers a different number of weeks. Thus, find out how much access you will get each year.

Also look at the cost of your annual dues. When you buy such properties, you’ll have a one-time enrollment fee but there are also annual dues. All of these fees should be considered before enrolling. Try also to determine the average cost of your timeshare. Compute how much the average cost of your time share would be per week. Add together all of the fees. Add together your enrollment fee, your annual dues and the average cost of a timeshare week and this will give you the total cost of your vacation club timeshare for each year.

Moreover, compare the figure of the annual cost with the average annual cost that you would otherwise spend at a hotel and entertainment or other vacationing alternatives. All of these will help you assess the value of your vacation club timeshare.

When Considering Luxury Travel Packages, Consider Your Value Definition

“As you write your ‘life-book’, is the main character missing the point?”

Our globe is a large entity, one that I would recommend be discovered in small increments. Picking an exciting adventure to take can be tedious because of so much information available. How are you going to see a sunset from a beach or the rainbow colors generated by a waterfall?

“Luxury travel can only be taken by the rich”, you say, but I beg to differ. You see, luxury is a relative term. Some may equate it to money, but I relate it to ‘value’. By receiving a ‘value return’, even a trip to a location close to your current residence can be considered as luxurious travel.

When thinking of the word ‘value’, how do you define it? At what level would you place your ‘life-experiences’ in the value meter? The ‘value-meter’ is located in your memory and allows the storage of many valuable memories and experiences provided you have a clear understand ‘value’. This is relevant to the quality of life that you live, daily. Value in action determines happiness in activities. Being engaged in a current activity is not always providing personal value but it sure could create it.

Luxury travel is quite similar. It is not always the travel destinations chosen as much as it is the ‘value’ received with the experience that defines success. It is now that in our minds, we can define this experience as a luxurious travel idea. We will be happy for making that choice and fill up the value-meter.

I’m sure that you could picture in your mind several getaway ideas which are intreguing to you that may provide this type of adventure. Once you have determined the long-term value of each travel experience considered, you are able to define for yourself whether or not any one of them can be considered luxurious travel.

Sure you could wander through different online travel sites and hope to find a luxury travel package or deal for a one-time experience. There is no fault in that since people do this every day. Should the overall cost of the trip be more than you wanted to spend or can afford to, however, your focus may not necessarily be on the value you could receive.

Luxury travel or even luxurious travel destinations are relative, ultimately to your own definition of the value of the experience. There are ways to enjoy everything this world has to offer and when you consider long-term value of the experiences, each new adventure increases the value in all your choices.
