Common Kinds of Inground Pool Liners

Inground pools are among the most common type of swimming that are found in homes and other establishments. Apart from being a source of fun and relaxation, inground swimming pools can also greatly increase the fair market value of your home.

As with any part of your home, inground are prone to damage brought about by long periods of being exposed to the chemicals that are used in the water of the pool to treat it and keep it free from bacteria and other types of particles. This is the reason why inground are installed during the construction process of the swimming pool.

There are different ways on how inground are installed. The first, and the most popular method, is the overlap method. This inground installation method involves the liner being allowed to go over the edges of the swimming pool before being folded on the edges and securing them with plastic clips.

The second type of inground installation process is the beaded liner process. This involves the use of a beader track, which is actually a long row of clips that is allowed to run throughout the entire length of the pool. The liner is then attached on these clips and secured with additional plastic clips.

The expandable liner installation method is used for those inground swimming pools where an expandable vinyl pool liner is used to line the insides of the pool.

Choosing the right kind of pool line installation method is selected based on the depth of your swimming pool as well as the overall design that you select. The contractor in-charge of constructing your pool will be in the best position to help you make this choice. As such, it is extremely important to make sure to take some time to sit down and talk with them about this.

Crown Moulding to Raise Value of Your Home

Crown moulding has been getting more and more popular among homeowners in recent years. That is because there has been a lot of buzz generated on the subject of raising values for a home. So how is crown molding directly related to raising property values? Let’s take a closer look.

When you walk into a property, what is the first thought that goes through your mind? Chances are, all sorts of impressions about the house are beginning to form in your mind. It may be a beautiful house, a messy house, a well maintained house, etc. Whatever impression that is formed in your mind at this moment, affects the perceived value of the house. Obviously, if you think that the house is poorly maintained, you may not be willing to pay a high price for the house. On the other hands, if you see that the house has beautiful interiors, you may be willing to pay a little bit more.

You see, buyers don’t mind paying a premium for properties that are in demand. Therefore, when trying to raise the value of your home, you are always trying to increase the perceived value of your home. That is where crown moulding comes in.

Crown molding adds value to your home simply because it improves the look and feel of the house. Compare a house with crown moulding and one without crown molding. Which looks better? And which will you choose? Of course you are more likely to choose the one that has undergone renovations.

If you are thinking of doing a house upgrade, be sure to choose an installer that is fully qualified. That is because if you get this wrong, the renovations will actually devalue the house. Paying attention to all the details is important.

For instance, the corners and the cornices matter a lot. When potential buyers assess molding, they often look at the quality of the cornices as well as the corners. The workmanship shows. If they are poorly constructed, your renovations may be working against you instead of for you. For this reason, crown molding is also sometimes known as cornice molding. Whether you like it or not, cornices do matter!

To further increase the value of your home, you may also want to install pot lights. These are lights that create a classy and elegant look for your home. You often see them in posh settings such as hotel lobbies or high class restaurants.

The renovation cost for crown molding or pot lights installation won’t cost you much. The idea is to spend a few thousand dollars, and increase the value of the home by several thousand more. For instance, if you spend $2000 on the renovations, you can expect the value of the home to raise by at least $5000 or even $10,000. A lot depends on the contractor that you hire.

How New Condos Design a Front Entry

Today’s new condos have many unique features that were not available to buyers ten years ago. Gone are the days of square, apartment-style condos. The newly built condos increasingly offer distinctive space with well-designed storage systems. However, the front entry is often the one area that can be difficult to design and decorate. How do new condos manage this tricky space?

The best way to manage a front entry is to define it. Condos that are conscious about space may be reluctant to offer much square footage to an entrance area when that square footage could be incorporated into another room. However, this is simply not functional. New condos, however, think about the space differently. A front entry is needed for footwear and outerwear. It is also a space that will inevitably stash mail, car keys, or a visitor’s purse. Walls, different flooring and/or paint colour can define a front entry. This sends the message that it is a space that is different from the rest of the home.

Once the space is defined, a front entry needs to be well lit. New condos often have entrances that face into a building so the other rooms can take advantage of the natural light from the exterior walls. A front entry can quickly feel dark and dingy if it lacks proper lighting. Developers may choose a dramatic lighting fixture that offers great light to the front entry while simultaneously making a statement about the design of the condo.

The front entry needs decorating just like the rest of the condo. Artwork or photos are a great addition. They can quickly set the tone for the rest of the home. New condos may offer small alcoves where a piece of artwork, small sculpture or photo can be placed. If they add a small spot light to this area, it enhances the art while also offering another source of light.

Not enough can be said about the value of storage in a new condo. The front entry is an excellent area to include built-in storage. This is often in the form of a closet to hang outerwear and stash footwear. But storage solutions can be extended to overhead cupboards or built-in shelves where mail and car keys can be placed.

The front entrance is not an area to be over-looked when shopping for new condos. The front entry plays an important function – it greets visitors and provides the first impression of a home.  A great design is an excellent marker of a great condo.

Flat Roof Aluminum Carports Additions

Aluminum flat roof carports can make an excellent addition to your home. The simplistic nature of the structure lends itself to being easy to build and inexpensive to build. This type of carport can fit into relatively small places and can take the least amount of vertical space of any type of carport.

The name flat roof carport is slightly misleading. Even a aluminum carports with a flat roofs need to have some sort of gradual slope or grade to the roof. The grade of a flat roof carport is almost imperceptible. However, the grade allows rain and snow to find an easy path to drain off. It is also wise to attach rain gutters to the lowest side of the roof to further direct run off. The addition of a down spout and a rain barrel will complete the water runoff re-direction.

Building a carport is an excellent car shelter compromise. The carport will protect your car or vehicle from the elements. Depending on the location of the structure, the carport may also protect you from the elements while getting to and from your car. A carport can also provide additional shelter for other items such as a wood pile. However, a carport is much easier to build and much cheaper to build than a full garage.

Another benefit of building an aluminum carport over a garage is the effect it will have on your property tax bill. Generally speaking property taxes are based on a percentage of the assessed value of your home. Making additions to your home will increase the assessed value of the home. When you increase the assessed value, you will notice an increase in your tax bill. Building a carport will increased the assessed value of the home but to a lesser extent than building a garage.

Another great advantage of flat roof carports over other types of carports is the potential to build a second story. This is a distinct advantage especially when building a carport attached to your home. The roof of the carport can provide the base of a second story deck or even to a full second story room. It’s easy to build a second story room on top of a carport. It is made that much easier when you have an existing window that overlooks the carport. The existing window can be made into a door with very little effort. Admittedly, most aluminum carports might not be strong enough to hold a second story.

There are many good reasons to consider building a carport. The most obvious reason is for vehicle shelter but there are other hidden benefits as well.

Let a Home Security System Increase Your Property Value

In today’s economy, probably one of the single words that most people have heard over and over again during the last four years is depreciation. With the housing market completely in the toilet, not to mention the overall financial situation not showing much improvement, homeowners and individuals have stood by and watched how the value of their property has slowly declined, going from once highly valuable to mediocre in a very short period of time.

Granted, things are slowly starting to turn around. Nevertheless, people are still very skeptical with regards to making that new home purchase or thinking about actually moving into a new neighborhood. Believing that home prices may still decline, people are waiting until the very last minute to pull the trigger, which forces desperate homeowners to continue to wait in order to sell their residence.

Luckily, there are things that individuals can do in order to both maintain or increase their property value as well sell their home much faster than anticipated. By incorporating or updating a home security system, homeowners are finding that their homes are selling for a lot more than they had initially expected. What actual homebuyers are looking for, however, is a combination of a bunch of items to make their future home safe and secure.

To start, the one thing that all interested home shoppers are looking for is a modern, high-tech home alarm system. Considering that recent news reports indicate a corollary between an increase in home burglaries and the decline in the financial markets, more and more people have put their faith and investments into a home alarm to protect their residence form potential threats. Not to mention that since most devices come with monitoring systems, constantly scanning the home for infiltrations, fires and carbon monoxide leaks and notifying emergency personal if something occurs, an alarm is a key item to both maintain a home’s value as well as guarantee that it sells very quickly.

From there, the second key element is reinforced front door locks and automatic garage door openers. Statistically speaking, the front door is the most often used entry point for thieves when attempting a break-in. Therefore, having metal, durable, tamper-proof locks is a great bonus to any home. Additionally, an automatic garage door opener is both a great tactic to ameliorate home security as well as retain a home’s value since it completely eliminates any chance for a burglar to gain access.

Finally, keeping the front lawn clean and clear of excess brush does more than just keep a home aesthetically pleasing; it actually can help raise total property value as well as be used as a great home security advantage. Since overgrowth and brush can block views from the home to the street, burglars usually have a field day creeping around and utilizing their extra, cloak of darkness. But, by cleaning up the front yard, that advantage that they once had is completely eliminated. With clear views from the house to the street, burglars do not stand a chance and property values are maintained.

Therefore, even though the housing market is still in a slump, there are numerous things that homeowners can do to maintain their property value as well as sell their house faster than they had anticipated. By focusing on the secure route with regards to a residence, their home will be just that much more appealing to the plethora of interested home shoppers.

Add Equity in Home Addition – How Do You Add Equity in Today’s Real Estate Market?

Use caution when planning a home addition. This is always good advice but it’s especially true in a slow real estate market.
?
One of the first questions to ask yourself is whether you want an immediate equity benefit (for a quick resale) or if you can wait for a better market. For the purposes of this discussion, I’ll assume you’re looking for the quickest equity bump. This means that we’ll focus on the few home additions that usually work the best.
?
The most important factor to bear in mind is to make your investment of money go as far as possible. Fewest dollars in for the maximum value out! That should be your strategy when trying to build equity.
?
The Most Effective Strategies for Building Equity in a Home Addition
?
It should be noted that a home addition is different than a basic remodel. With remodels there is normally no square footage added to the home. This article focuses upon adding more house to your house! This usually means more foundation and roof-line.
?
Through my years of experience, these are traditionally top home additions that provide an equity bump with the fewest dollars invested.
?
1) Adding a Master Bath or Expanding the Kitchen
?
Yep, these could be listed separately but I’ve chosen to categorize them together for brevity’s sake. Kitchens and baths are the two most popular remodels. They also rank at the top of home additions. A house without a master bath is at a great disadvantage for resale purposes and a small kitchen suffers as well.
?
2) Adding Curb Appeal With Size
?
There are many ways to add curb appeal and most don’t involve adding square footage to the home. However, when you have a house that makes no statement because of its size, you’ll often greatly enhance its appeal and value with a more impressive frontage. This can be a case where size does matter!
?
3) Convert the Smallest House to the Biggest House
?
Catching up to the established neighborhood values is the most trusted way to gain equity fast. Starting with a smaller home and then doing an addition that brings up closer to the bigger homes (usually NOT the biggest) allows you to feel secure the added value will be there. Never “push the envelope” with values. Stay away from creating the biggest home on the block and go with what is proven to exist already.
?
FINALLY
?
Professional help by way of home-building coaches, architects, engineers, designers and more can keep you on the straight and narrow. Better planning, more information, and thorough preparation will help you avoid wrong decisions and costly mistakes. I applaud your seeking of knowledge. Keep up the good work!?

How to Assess the Value of Used Industrial Woodworking Machinery

If you operate a small woodshop that you dream of converting into an industrial woodworking operation, the biggest obstacle to your success will probably be the cost of industrial woodworking machinery. While no woodworking machinery is cheap, industrial woodworking machines can easily cost six figures. As a result, some woodworkers surrender their goal of industrial woodworking-a decision that’s premature if you haven’t investigated how much you can save by buying industrial machinery used.

While everyone wants to begin a new operation with new machinery, purchasing used woodworking equipment often brings new machine quality at a used machine price. Due to its superior construction, industrial woodworking equipment commonly has a useful lifespan of 30 years or more. However, just because a machine offers a lengthy lifespan doesn’t mean that its former owner didn’t reduce the lifespan by improperly maintaining a machine. As a result, it’s best to carefully assess the quality of a used woodworking machine, regardless of its age.

If you search the Internet for tips on evaluating used woodworking equipment, you won’t encounter much advice. That’s because, as with any purchase, the tendency is to view a new purchase as deserving the most assessment, when really it’s the other way around. Below, we list four steps that will help you arrive at a used woodworking machine that offers new machine quality at a used machine price.

Step 1: Only Buy from a Professional Seller of Used Woodworking Machinery

Only buying from a professional seller means avoiding buying from online auction sites and company auctions. When buying from these sources, the risk isn’t in being cheated; it’s in trusting that an unknown merchant or company official will possess the expertise to assess the dependability of a machine, which means everything if you’ll be using it for a high output operation.

Step 2: Research a Seller’s Reputation at the Better Business Bureau (BBB)

It’s amazing how easily consumers can assess purchase risk by checking with the BBB, where sellers that don’t please their customers receive customer complaints on their record. If a company cares about their customers, they resolve these complaints. Otherwise, the complaints become classified as “unresolved”, which is bad for business. The rule on this one is simple: avoid sellers that have unresolved customer complaints.

Step 3: Request a Copy of a Machine’s Official Maintenance Record

Also known as a logged service record, a machine’s official maintenance record offers a valuable look into its future reliability, with machines that receive irregular maintenance offering the least dependability. If a machine doesn’t have an official maintenance record or has a record that reveals spotty maintenance, don’t buy it.

Step 4: Inspect a Machine Firsthand

Have you ever visited a house that looked terrible in person despite looking great on a realtor’s website? The same thing can happen with woodworking equipment. If you’re shopping online, you can assume that sellers will post the best pictures of a machine, which could disguise its true wear. Therefore, it’s best to inspect a machine firsthand before buying it, or have an expert third party inspect it for you.

How Double Bathroom Vanities Might Improve the Market Value of Your Home

Nowadays, we cannot deny that fewer owners are willing to purchase homes because of the recession. Lest you become discouraged by such doom and gloom forecasts for the housing market, think of the many things that you can do to improve the chances of selling your home and even increasing its value.

One of these things to do is the improvement of the aesthetics in your bathroom that, along with the kitchen, is the first area of the house that prospective buyers look into. You need not even worry about spending plenty of time, effort and money to do so since a few additions to the bathroom will do.

We are talking about the installation of a double bathroom vanity. There are many advantages to purchasing a double vanity for the bathroom including its relative affordability in the stores and sites; variety of choices available from wood to steel; fast and easy installation without major plumbing work; and instant décor facelift, so to speak, to the whole area.

And of course, let’s not forget that a double sink vanity offers ample storage space for various odds and ends in the bathroom. Add in the fact that a bathroom double sink vanity provides for sufficient space for his-and-hers countertops and you have a piece of furniture that can sway a potential buyer’s decision in your favor.

Obviously, your choice of the double bathroom vanity installed also affects the buyer’s mind in the sense that it must add value to the area. In short, you must choose the double vanity well so that it complements the other elements of the bathroom from the tiles to the faucets.

With that in mind, we recommend sticking to one theme in the bathroom. You may choose from classic, contemporary or an eclectic but still pleasant mix of the two styles. Once you have determined the style of your bathroom, you can then set about looking for the perfect double sink vanity.

If your bathroom leans toward classic styles, then your best options are the wooden bathroom double sink vanities. Most of these vanities are constructed from durable wood like solid birch, cherry and oak with various finishes from light to dark.

Wood carvings are also available in wooden double bathroom vanities from simple columns to ornate flowers. But the most important thing about these double vanities is that these furniture pieces are designed to withstand cracking, peeling and warping for long periods of time, even a lifetime when taken good care of.

Now if your bathroom is of the modern contemporary style, you can also choose from metal double sink vanities that are usually made from either stainless steel or copper. Although these have less ornamentation than the wooden vanities, you have the benefits of style, sophistication and simplicity coupled with durability.

And then there is also the matter of choosing from a wide variety of faucet styles and mirror materials. You have the choice of Old World and New World faucets, all of which work with modern plumbing systems. As for the mirror, most are made from brushed glass for better viewing.

Regardless of the type of double bathroom vanity, you are assured that the bathroom area will look inviting in the eyes of the potential buyer. You are subtly demonstrating that the house is well taken cared of simply because the bathroom shows it.

How To Assess The Value Of Your Crystal Chandelier

Many individuals today are interested in buying crystal chandeliers, so they could add a luxurious, elegant and wonderful glow to their homes. When buying these crystal lighting fixtures, or anything for that matter, it is vital to take note that you can ensure that the chandelier that you are purchasing is of good , or upscale quality.

As no one wants to purchase something for a certain amount, and later find out that they did not get the quality they paid for. Ensuring that your crystal chandelier is of top-notch quality is important if you want to get your money’s worth, and get one that will remain attractive for years, and see its values rise with age.

How To Asses Your Chandeliers Values

A good way of assessing your chandelier’s quality, is by verifying the company that produces it. If a certain manufacturer is well-known for making high-quality chandelier products, then you could be sure that their lighting fixtures have undergone rigorous quality-control testing certification, to ensure a superior-quality lighting fixture.

Generally, manufacturers that are of high-repute showcase their product, from the materials that was used to make it to the actual process of how it was made, and could be seen by the elegant craftsmanship reflective of its good quality.

By verifying this, you could be assured that the manufacturer has inspected the product thoroughly. If, however, you are not quite sure of the product’s quality, then you can assess and review their chandeliers quality yourself. One good thing to do is to personally the chandelier’s finish. Check if your chandelier’s finish is durable and smooth. Poor-quality chandeliers generally have cracks, bubbles or scratches on the surface of its finish.

Your chandelier should not have any of these negative prerequisites, so ensure that you check for those features before deciding on purchasing a specific chandelier. It is equally vital to know that chandelier finishes are also designed to resist tarnishing, corrosion and flaking, which help in increasing the chandelier’s durability, and long-term values. If you see that your chandelier is easily corroded, flaked or tarnished, then it needs to be rechecked again for its quality.

Research On Other Chandelier Designs

It is also recommended that you do research about various antique chandelier designs, and also observe photos as well as take a closer look at some actual authentic pieces, and compare them with the ones you have.

Most antique chandeliers are made of bronze, brass or crystal. The carvings and designs are usually quite intricate, and each one has a unique design.Old chandeliers may use candles, gas, kerosene or whale oil. Some may also use electricity or have been modified to be electric.

Antique chandeliers made of iron, brass or antlers should never be shiny. They can be polished to provide some luster but most owners prefer the old archaic feel that aged metal has. Slim-trim chandeliers may be antique but are not well-liked and valued by collectors, since they do not generate the same classic aura. You can identify a fake antique lighting fixture by rubbing the metal firmly with a clean cloth. Antiquing glaze are usually used on shiny metal to make them look older.

In addition, also check for signs of age like crusting, rust and darkened edges. It is also possible for some to be in perfect condition if they have been maintained well throughout the years. Sometimes, there might be a date engraved carefully in very small text which exactly indicates the date the chandelier was made.
